What counts as a first-time homebuyer?
You're considered a first-time homebuyer if you haven't owned a primary residence in the past 3 years. Even if you owned before, you may still qualify for first-time buyer programs. Displaced homemakers and single parents may also qualify regardless of prior ownership.
Florida first-time homebuyer programs
- Florida Assist — up to $7,500 in zero-interest second mortgage for down payment and closing costs (forgiven at 20%)
- HFA Preferred Conventional — reduced mortgage insurance and competitive rates
- FHA+ Florida HFA — lower mortgage insurance premiums for FHA buyers
- Florida Hometown Heroes — up to $25,000 for community workforce (teachers, nurses, first responders, etc.)
- SAIL (State Apartment Incentive Loan) — for very low to moderate income buyers
- Local SHIP programs — each county has its own down payment assistance fund
